    #Who can manage properties in SimpliHome?

    Property management is an Admin-only feature (Circle Owner and Secondary Admin). Family members, Relatives, and Friends cannot add, edit, or delete property records.


    #How do I add a property?

    1. Go to House or Properties in the navigation
    2. Click Add Property
    3. Enter the full address
    4. Add property details — type (house, flat, etc.), number of bedrooms, purchase price, purchase date
    5. Add mortgage or rental payment details if applicable
    6. Save

    SimpliHome can also fetch a property image automatically based on the address.


    #Can SimpliHome track my mortgage?

    Yes. In the property record, add your mortgage details:

    • Lender name
    • Monthly payment amount
    • Interest rate
    • Mortgage type (repayment, interest-only, fixed, variable)
    • Mortgage start date and end date / renewal date

    SimpliHome tracks payments over time and reminds you when your fixed-rate deal is approaching its end — so you're never caught rolling onto the standard variable rate unexpectedly.


    #How does property valuation tracking work?

    SimpliHome integrates with Zoopla to track your property's estimated market value over time. When you add a property, SimpliHome can fetch an initial valuation estimate. Valuations are then refreshed periodically so you can monitor how your property value is changing.

    The valuation history is displayed as a chart on the property record, showing how the estimated value has moved over months and years.


    #What is the Land Registry integration?

    SimpliHome can retrieve Land Registry price paid data for your property — the recorded sale price from when you or previous owners purchased it. This gives a historical price baseline to compare against current valuations.

    This data comes from the official HM Land Registry database.


    #Can I track multiple properties?

    Yes. Your Circle can have as many properties as you own or rent. Each property has its own record with its own mortgage, payments, valuations, and documents.

    This is useful for households that own a family home plus a rental property or holiday home, for example.


    #How do I track house payments?

    Within a property record, you can log individual payments — mortgage payments, rent payments, ground rent, service charges, or any other regular property cost. Each payment entry records the amount, date, and type.

    This builds a payment history for the property over time.


    #Can I upload property documents?

    Yes. Each property record has a Documents section where you can upload:

    • Title deeds
    • Mortgage agreement
    • Survey and valuation reports
    • Energy Performance Certificate (EPC)
    • Gas and electrical safety certificates
    • Building regulations certificates
    • Planning permission documents
    • Any other property paperwork

    Having these centralised in SimpliHome means they're accessible from any device rather than buried in filing cabinets or email archives.


    #Can I link bills to a specific property?

    Yes. When adding a bill (energy, broadband, water, etc.), use the House dropdown to link it to the relevant property. This lets you see all costs associated with a specific property in one place.

    This is particularly useful if you have multiple properties with separate utility accounts.


    #How do I update the property value manually?

    Open the property record and add a new Valuation entry with the current estimated or surveyed value and the date. Manual valuation entries appear alongside the Zoopla-fetched estimates in the valuation history chart.


    #Can SimpliHome show me my property as part of my net worth?

    Yes. The current estimated property value from your valuation history feeds into the financial overview for Admins, giving a picture of property assets alongside bank account balances.
